Deposit first steps

Do first

  1. Take wide photos and close-ups of every room, appliance, floor, wall, window, bathroom, and key set.
  2. Compare the current condition to move-in proof, lease terms, and the landlord's cleaning standards.
  3. Ask for every deduction in writing with an itemized amount, reason, photo, invoice, or repair estimate.

Save as proof

  • Move-in photos, move-out photos, video walkthroughs, and timestamps.
  • Cleaning receipts, maintenance requests, texts, emails, portal messages, and key-return proof.
  • The lease, move-out instructions, deduction letter, invoices, and any damage photos from the landlord.

Log in when

  • Charges look inflated, vague, duplicated, or unrelated to the student's unit.
  • The landlord will not provide itemized proof.
  • The student cleaned first and wants Guardrail to review whether a final certified clean should be sponsored.
